A low-energy retofit and extension
of a Victorian Terrace House
Project?
This project was a great opportunity to retrofit an existing Victorian terraced house to low-energy standards. Despite not making the house PassiveHouse Certified, the clients were quality-driven and the brief included high-quality materials and installations throughout the house, such as wood fiber insulation, underfloor heating, MVHR (Mechanical Ventilation with Heat Recovery), Nox filter, air-source heat pump and solar panels.
The existing house was retrofitted and extended to create a new well-proportionned family room opening on the rear garden, a fully equipped basement, a roof terrace and a loft extension on the main roof (bedroom + ensuite).
In order to maintain the stylisitc integrity and existing material identity of the house, the insulation was installed internally, requiring some very specific details to avoid thermal-bridging, which is why we have worked with a highly sepcialised contractor, Bow Tie Construction. Passive House certified windows (triple glazing with argon filling) were installed throughout, including Victorian replica sash windows on the street façade.
Responsibilities?
Skills : Perception of all project phases from concept design, developed design and technical design to construction and site supervision of an ‘accelerated’ project without tender process (1 year from brief to near-completion). Project team coordination, instruct and report to the contractor (site and project manager), structural engineer (party wall awards and underpinning...), drainage engineers, quantity surveyor, building control, mechanical and electrical engineers and manufacturers. Lead site visits dicussions, produce site meeting agendas and reports. Provide low energy detailing, communication sketches, architect’s instructions and interim payment certificates. Understand a traditional procurement process, specifications, budget, additional costs and anticipate final account cost negociations.
Production : All drawings, detail drawings, electrical plans, fire strategy plans and window schedules. Submission of the planning application and further exchanges with the planning officer.
